Planning Board Recap – November 20, 2024

1) We recommended denying a general rezoning request for four separately owned parcels in Downtown that proposed a change from Neighborhood Residential to Town Center zoning. This request was unusual because, unlike typical conditional rezoning requests, it did not include any specific proposed businesses, development plans, or projects.

The Planning Board ultimately decided that these parcels are strategically important to the growth of Downtown. To ensure future development aligns with the community’s goals, the Board expressed a preference for conditional rezoning requests, which provide greater leverage to shape and guide the use of the properties.

2) We recommended approval of a rezoning request that would allow four townhomes to be built as an infill project within the existing Villages of Rosedale.

3) We recommended approval of a rezoning request regarding a previously negotiated berm that screens a portion of the Walden neighborhood from a handful of adjacent landowners. The modification allows the berm to have a varying slope due to some land constraints.

4) We recommended approval of a general rezoning request to change land from Commercial Business to Neighborhood Residential. The parcel was once part of the right-of-way for the Verhoeff Drive bridge extension into Commerce Station Industrial Park. It was previously owned by the Town and sold earlier this year to the private owner as the right-of-way was no longer needed.

5) We recommended approval of a rezoning request for a skilled nursing facility located within The Park. Numerous modifications are necessary given the topographical and watershed challenges that exist on the parcel.
