One of the things I talk about with clients all the time is this: buying or selling a home is rarely just a financial decision. It’s an emotional one.
People often think selling a home is as simple as putting up a sign, scheduling a few showings, and waiting for offers. In reality, the process usually starts long before the home ever hits the market.
Sometimes we begin planning nearly a year in advance. Other times, life changes overnight because of a new job, a growing family, or an unexpected relocation. Every situation is different, which is why there isn’t a one-size-fits-all approach. The best outcomes begin with a thoughtful strategy.
One of my favorite conversations with sellers happens before we even talk about pricing or marketing. I encourage them to take one last moment to simply enjoy their home. Walk through each room. Remember the birthday parties, holiday dinners, quiet mornings with coffee, or the spot where the kids measured their height every year. Those memories are part of what made the house special.
Then something changes.
The moment you decide to sell, your home begins its transition from your home to a product in the marketplace.
That shift can be surprisingly difficult, but it’s also incredibly important. Buyers need to be able to imagine their own lives in the home. Sometimes that means removing personal items, rearranging furniture, or staging spaces. The goal isn’t to erase your memories; it’s to create room for someone else’s.
