What Do You Really Need in Your Next Home?
When I sit down with buyers, they usually come prepared with a list: number of bedrooms, preferred location, school district, yard, commute, budget, and more.
All of those things matter, but one of the most important parts of my job is figuring out why they matter.
Someone may tell me they need five bedrooms, but when we talk a little more, I discover they really need three bedrooms plus two separate spaces to work from home. Suddenly, we can consider homes with an office, bonus room, basement, or other flexible space, and the number of possibilities grows.
Location works the same way. I’m currently working with a buyer who hoped to stay very close to family in Huntersville. Once we looked at her budget and what she wanted from the home itself, we realized Kannapolis could offer her a great new-construction option that meets more of her needs. It means being a little farther from family than she originally hoped, but it also gives her an opportunity to get the kind of home and lifestyle she wants.
Those conversations are especially important in the market we’re navigating right now.
Things are moving more slowly, buyers are being cautious, and we’re not seeing the kind of rapid appreciation we became accustomed to a few years ago. But that doesn’t mean there aren’t opportunities. It means we have to be thoughtful about finding them.
That’s where I believe a good real estate agent brings the most value. My goal isn’t simply to find a house that checks the boxes you gave me. It’s to understand what you’re trying to accomplish and help you find the best path to get there.
