1) The applicant for a rezoning of property down in the SW corner of Town requested a deferral. After a very lengthy discussion, the applicant for a rezoning on property on Sam Furr (for a storage facility and other commercial space) requested a deferral as well. Both are scheduled to be back in front of the Planning Board in September.
2) We recommended approval of a text amendment that would make the preservation and enforcement of open space in Farmhouse Clusters easier.
3) We then quickly recommended approval of a text amendment that simply addressed how to measure the distance between properties labeled as Family Care Homes.
4) We also recommended approval of a text amendment that brought the language of our zoning ordinance as it relates to building separation in line with that of NC Building Code standards. This should reduce the confusion and conflicting answers that arise when multiple municipal entities are involved.
5) We recommended approval of a text amendment that removed many of the instances that called for a Special Use Permit, which is required to be a “quasi-judicial hearing.” This is cumbersome and at times, even places burdens upon Huntersville residents.
6) The Planning Board took quite a while to get there, but after a couple of votes, we finally recommended approval of a text amendment that would allow for ADU’s (accessory dwelling unit) with the GR zoning district. ADU’s are already allowed with conditions in practically every other residential zone in Huntersville.
