Planning Board Recap – January 23, 2024

1) We recommended approval of two text amendments by the Huntersville Planning Department. This allows them to clean up some of the language in the zoning ordinance that is no longer relevant as well as make it compliant with changes stemming from the NC General Assembly and HB 488.

2) We also recommended approval of a request by Berkley Group III to rezone a 6-acre parcel, located adjacent to the Greenway Recycling Center off Holbrooks Rd. They are looking to install a multi-carrier cellular tower. Based on the predicted coverage improvement maps that were presented, there will be a lot fewer people on the east side of Huntersville asking if you can hear them now.

3) Finally, we recommended approval of a request by Morningstar Properties to rezone 3.9 acres located at the southeast corner of Old Statesville Rd. and McCord Rd. They are looking to build a 103,000 sq. ft. climate-controlled, storage facility. A project like this has minimal impact on the roads, no impact on schools, and adds to the commercial tax base.
