Planning Board Recap – June 25, 2024

1) We recommended approval of a text amendment request by the Huntersville Planning Department to remove specific references to the Huntersville Ordinance Advisory Board within the zoning and subdivision ordinance. This is to align them to the HOAB bylaw changes that were approved by the Town Board earlier this quarter.

2) After lengthy discussions and a number of attempts to come to a majority decision, we recommended denying a special use permit for Hotel Ventures of Lake Norman Inc. as the plan didn’t meet all the criteria at the time of presentation. It was for a 3-story hotel development on ~10 acres within the recently renamed Birkdale Point that is already zoned Highway Commercial.

3) However, if the Town board does grant the special use permit, we recommended approval of a rezoning request by Hotel Ventures of Lake Norman Inc. to rezone that same ~10 acres from a 3-story office building to a 3-story hotel within the recently renamed Birkdale Point.
