Planning Board Recap – February 27, 2024

1) We recommended approval of a request by Jonathan Eury and Katie Carpenter to rezone three parcels totaling ~2.5 acres at the southwest corner of Beatties Ford Rd. and Broadway from the Rural District to Highway Commercial Conditional District. They are looking to convert the existing home into office co-working space and meeting space for numerous neighborhood clubs, plus the grounds would be used for outdoor recreation and an organic garden. This was the second time this project came before us as we had recommended approval back in August 2023. Due to some procedural technicalities at the Town Board level, the Commissioners decided to send the request back through the process again.

2) We recommended approval of a text amendment request by the Huntersville Planning Department. This allows them to clean up some “Regulation of Nuisances” language in the zoning ordinance that is both redundant and unenforceable in its current form.
