We’re at the beginning of a busy spring selling season. Punxsutawney Phil may have predicted 6 more weeks of winter, but as far as the Greater Charlotte housing market, spring is here.

In the last month, I’ve helped two sellers get top dollar for their homes, one buyer close on their dream home in Vermillion, and another buyer go under contract on a beautiful home in Mooresville.

1. Getting a mortgage pre-approval letter matters. It shows sellers that you are serious about the offer and have the ability to secure funding.

2. Optics matter. Of course, we’ve known this for a long time, but it takes an experienced real estate agent to know what marketing tools are essential to produce amazing optics. Below you’ll see a home in Charlotte that I sold above list price—largely due to showcasing the home with virtual staging. Often buyers need a little help reimagining a space.
