Planning Board Recap – March 25, 2025

1) We recommended approval of a rezoning request submitted by Mission Properties LLC for a 19-acre site at the southwest corner of Statesville Road and Stumptown Road. The proposed development includes six commercial buildings totaling approximately 40,000 square feet, along with multiple multi-family buildings housing 247 apartments. The project will also extend Maruti Avenue north to Stumptown Road. The Town is now exploring the possibility of extending Maruti Avenue south to connect with the Park & Ride center and the greenway.

2) We also recommended approval of a rezoning request by Station South LLC for a 21-acre parcel adjacent to the train tracks along Old Statesville Road, approximately a quarter mile north of Sam Furr Road. The project includes around 25,000 square feet of commercial space, 70 townhomes (six of which are live/work units), and 278 apartments. It will connect to a mixed-use development directly to the north that was approved in 2019. The site plan includes space for a future transit stop should the Red Line be approved, and a parking deck will be added to the project if that occurs.
