We get this question a lot from sellers: “If something in my house is outdated, broken, etc., can I just offer a credit and not worry about it?”
You could but it definitely depends on what it is. Usually, we recommend to fix or replace the item. The goal is to make a great first impression! Having something worn, stained, visibly broken, etc. will not accomplish that.
Buyers need to be able to imagine themselves in your space and not be distracted by all the things they need to fix.
And we often go a step further and stage the home.
Depending on the condition of your home, staging can include cleaning, freshening up (maybe with some minor landscaping improvements or a fresh coat of paint), decluttering, and rearranging or adding furniture, lighting, and accessories.
We’ll do whatever it takes to create the best impression of your home. In other words, we’re going to WOW every potential buyer who sees your home.
DID YOU KNOW that 81% percent of buyer’s agents said staging made it easier for a buyer to visualize the property as a future home?
Staging also increases your home’s perceived value, shortens the sales process, attracts more buyers, and elevates curb appeal.
Recently, we staged two of our listings. One just needed some decluttering, freshening up, and rearranging of furniture. The other one needed full-on staging in the main rooms because the home was vacant and we wanted buyers to see the potential uses of each space.
So if you’re thinking about listing your home, let’s talk. We’re happy to assess the market readiness of your home and craft a custom listing strategy that’ll get your home sold quickly and at the best price.
