Wrapping up my time on the Planning Board + What’s next!

Over the years, I’ve served in multiple roles:

My involvement has been rooted in a commitment to thoughtful growth, responsible planning, and serving our community with integrity. While my time on the board may be ending, my passion for keeping residents informed continues.

Each month, I’ll highlight 1–2 key items from the Planning Board or Town Board meetings. For each, I’ll provide:

  • A simple explanation of what the project or proposal is
  • A quick summary of how the vote went and why it matters

By now, most people are familiar with The Holbrook—Huntersville’s mixed-use development on Gilead Road next to Discovery Place Kids. The commercial spaces are filling up quickly, with Corkscrew and B & Co. Hair Salon already in place. The remaining units are either leased or under Letters of Intent (LOIs), though those tenants haven’t been publicly announced yet.

Now, Northstate Development has submitted plans for Phase 2 of The Holbrook. They’re seeking to rezone approximately 1.73 acres at 106 Gilead Road to Town Center Conditional District for another mixed-use building. The proposed structure would be four stories tall, with up to 55 apartment units, including two designated attainable housing units, and 55% of the ground floor reserved for commercial use—a boost for downtown storefronts and walkability.

The proposal was first presented to the Planning Board in June, where it was recommended for denial. The main concern: the developer submitted two different site plan options and asked for both to be approved, with the final choice to be made later.

  • Option 1 included a shared driveway with 760 Craft Works—pending agreement on logistics. This would remove the triple-speed-bumped driveway that currently bisects their outdoor space.
  • Option 2 located the driveway on the west side of the property, directly adjacent to a private residence.

When the proposal came before the Town Board in July, Northstate removed Option 2 and presented a revised plan. They also consulted with an arborist and incorporated a tree preservation strategy to protect several mature trees between the new development and the neighboring home.
