Planning Board Recap – June 24, 2025

1) Rezoning Request – Adjacent to 760 Craft Works
We recommended denial of a request to rezone approximately 1.7 acres for a mixed-use development adjacent to 760 Craft Works. The project, proposed as an extension of The Holbrook (directly across the street), included plans for 50+ apartments and additional commercial space. While everyone agreed that this type of development is appropriate for the area, the proposal presented two different site plans—asking for both to be approved, with the final option to be decided after approval. This lack of clarity led to our recommendation for denial.
 
2) Rezoning Request – Mint Landscaping (South of McCord Road)
We recommended approval of a rezoning request from Mint Landscaping. This would bring their existing 3-acre site into compliance with current Town ordinances, allowing them to continue operations at this location until the Seagle Street extension is constructed.
 
3) Rezoning Request – Townhomes at 1st Street & Church Street
We recommended approval of a request to rezone approximately 1.1 acres at the corner of 1st Street and Church Street to allow for the development of for-sale townhomes.
 
4) Rezoning Request – Industrial Flex Warehouse (Mt. Holly-Huntersville Road)
We recommended approval of a rezoning request for an industrial flex warehouse project on approximately 8.63 acres along Mt. Holly-Huntersville Road near Hambright. While the use is already permitted by right, the project required rezoning to address mitigation for a small portion of an intermittent stream on the site.
 
5) Text Amendment – Board of Adjustment Duties
We recommended approval of a text amendment that reassigns the duties of the former Board of Adjustment to the Planning Board, following the Town Board’s decision to dissolve the previous board.

6) Text Amendment – Fire Code Language Alignment
We recommended approval of a text amendment to align the Town’s ordinances with state law, specifically regarding language related to the fire code.
