1) We recommended denial of the rezoning request for Birkdale Village.
The owners proposed adding Class A office space, a boutique hotel, additional retail, and apartments, along with replacing two existing parking decks with significantly larger ones. After extensive discussion and careful consideration, the majority concluded that concerns about height, design, parking allocation, and overall scale made it impossible to support a positive recommendation.
2) We recommended approval of a rezoning request for approximately 64 acres on Commerce Station Drive for an industrial and flexspace development.
This proposal is particularly complex due to existing plans to extend Verhoeff Drive through the site. Additionally, because the project may require adjustments to an onsite stream, the applicant is proactively working with Mecklenburg County to mitigate the environmental impact by financially contributing to the restoration of Cane Creek, which borders the site.
