1) We recommended approval of a request by the Huntersville Planning Department for a text amendment to change both a subdivision and a zoning ordinance. Its purpose is to limit how many lots can be subdivided before it counts as a major subdivision (more rigorous process). It also seeks to require a 10-foot buffer around the parcel itself.
2) We recommended approval of another request by the Huntersville Planning Department for a text amendment to a solar energy ordinance. The goal is to simplify the wording on how solar panels can be utilized. This is at least the second change over the last year or so, where improvements are made in this area as more requests from citizens wanting to utilize solar come in.
3) Our final item on the agenda was a big one, the Lagoona Bay Beach Club. This was a request to rezone ~263 acres in the northeast part of our Town for numerous apartments, condos, single-family homes, townhomes, retail (shopping and restaurants), a hotel, a convention center, and yes, a Crystal Lagoon! This project was definitely an example of thinking outside the box. While I for one appreciate the bold, this one was too big of a stretch for the planning tools and guides on which the Planning Board bases our recommendations. Ultimately, we decided against this.
